Hi, I’m Ayanna Thomas, a REALTOR® serving Columbia and the Midlands of South Carolina. I primarily work with first-time homebuyers, renters preparing for homeownership, and clients relocating from out of state, while also helping homeowners navigate the selling process with clarity and confidence.

How much do I need for a down payment on a home?

Many people think you need 20% down to buy a home, but that’s actually a common myth. Most buyers today purchase with as little as 3–3.5% down, and some loan programs even offer 0% down options depending on your situation. I also work with a great lender partner who can help explore down payment assistance programs (DPA) that may help cover part or even all of your down payment.
